Who are they and what do they do?
 
It's vital that you have confidence in the individuals working for you. Once you've selected a professional (maybe a recommendation from a friend or family memeber, maybe from a list you came across on the internet, maybe from the phonebook) you should interview them to make sure they're right for you.
   
Agents  
Regal Realtor Regal Realtor:
Agent representing the client of Regal Realty International for the buying, selling or leasing of real property.
other realtor Other Realtor:
Agent representing the other customer who is buying, selling or leasing our client's property.
lawyer Lawyer:
Individual who is legally approved to act as a real estate broker.
   
Mortgage Officers  
loan officer Loan Officer :
Individual who takes the loan application and determines the best loan for the buyer.
loan processor Loan Processor :
Assistant to the Loan Officer who collates all necessary documentation for the mortgage.
loan underwriter Loan Underwriter :
Individual or committee with the power to approve or reject a mortgage or ask for specific conditions be met prior to loan approval.
   
Title Company Agents  
escrow title officer Escrow/Title Officer :
Agent who co-ordinates the legal and financial matters, orders the survey, acts as a liason between the buyer and the seller, and completes closing of the transaction.
tax service rep Tax Service Representative :
Company representative who checks the payment status of property taxes and HomeOwners Association's (HOAs) dues.
lawyer Lawyer:
Individual who completes the title search and determines necessary documentation to insure good title to the property.
   
Property Evaluators  
appraiser Appraiser:
Licensed professional appointed by the mortgage company to prepare a report on the value of the property.
surveyor Surveyor:
Certified professional who measures the property's boundaries and who prepares a topographical drawing of the land.
inspector Inspector:
Either a certified Professional Engineer or Texas Real Estate Commission licensed inspector who evaluates the structural components, mechanical items and pest status of the property.
contractor Contractor:
Individual who prepares cost estimates for needed repairs discovered by the inspector for both the buyer and the seller.
   
Insurance, Tax Agents & HOAs  
insurance agent Insurance Broker:
Agent responsible for providing quotes and preparing policies required by the mortgage company to protect the collateral.
tax district appraiser Tax District Appraiser :
Agent of the Property Appraisal District who determines the value of the property for tax purposes.
HOA Homeowners Association :
Licensed organisation who administers area amenities (swimming pools, security, common areas, etc.), and enforces the neighborhood deed restrictions for a monthly or annual fee.
